There is two options. Cash Price or on Terms (Payments).
If you choose Cash Purchase you own the property immediately paying for the property in Full.
We sign and mail the deed of the property over to you.
There are no credit checks and no qualifying necessary.
The option of paying through credit card (3.5 % Fee applies), wire transfer, money order or cashier check.
Yes! You are welcome to visit the property. Just get ahold of us and we will supply you with the location and GPS coordinates. We cannot go with you to show you the property. We rarely have time to visit them.
Yes! We offer a 90 day “no questions asked” guarantee on all of our properties. You can exchange for another property in our inventory or simply request a refund.
You are welcome to begin using/developing the property as soon as you’d like, regardless of whether you choose to pay for the property in full or finance it. We only ask that you follow all county (and association rules if applicable) rules and regulations and remain current on your land loan and property tax payments.
As a property owner the yearly property taxes are your responsibility. The taxes are prorated and added to the monthly payments. If there are any HOA (homeowners association) dues, they will be added to the monthly payment schedule as well.
In most cases the mineral rights are NOT included with the property. Unfortunately is it a complicated and expensive process to research mineral rights in the properties history. Assume there are NO mineral rights included unless otherwise stated in the properties description.
We purchase real property for the sole purpose of reselling it. Everything we know about each parcel is stated in the listing

Please check with the county regarding permitted property use. You can usually do almost anything you would like, including installing a manufactured home or trailer.
Once you’ve completed payment for a property, we will draft a new deed to transfer the property into your name. We will get the deed notarized and mail it to you as soon as possible.
We try to include the deed type in each property posting. The deed type will vary depending on how we acquired the property, but in general, we typically use a Special Warranty Deed.
All of our land is sold in “AS-IS” condition, meaning that we are selling the land in whatever condition it currently exists. Thus, it is the Buyer’s responsibility to do their own due diligence prior to purchasing any of our properties.
Unless otherwise stated, all of our properties are free, clear and current at the time of conveyance.
Our properties are located in different municipalities and have different zonings. It is best to contact the local county or city planning and zoning office or the building department to determine what the land can be used for and what can be built on the land.
Yes, as long as the fees are covered by you. We regularly sign over deeds and make/receive payments with no problem, so it is hard for us to rationalize adding the expense when our model is to find and deliver affordable properties with hassle free transactions.
Yes, as long as you pay for it. Based on the ratio of claims paid to policy fees, we don’t think title insurance is all it’s cracked up to be (though there are some circumstances in which we think it makes sense to get).
Yes, many of the properties we purchase have back tax issues. As long as the back taxes are within reason we will pay the back taxes at the time of title transfer. Remember, we take care of ALL fees associated with the purchase of your property.
We will pay all of the fees associated with the sale of your property. The price we agree to pay you for your property is the exact amount you will receive from us.
